Dear readers,

We have a reason to celebrate: the Klingsöhr Group was founded 30 years ago. Since then, we have realised numerous projects, gained valuable experience and met interesting people.

Our first project was the conversion of the former Königliches Leihamt from 1998 to 2000. The building at Linienstraße 98 / Torstraße 164 in Berlin-Mitte is one of the oldest buildings in the Spandauer Vorstadt district (built in 1847) and once served as a pawnshop. We merged two floors and created lofts with a room height of almost five metres. Taking into account the listed building status, we created unique rental spaces that we were able to fully let during the construction phase. A great reference project, which we also moved into ourselves at the time.

The refurbishment of listed old commercial buildings in Berlin became one of our company's specialities. Between 2000 and 2002, we developed the former Kaufhaus Cölln (built in 1895) on Hackescher Markt into high-quality office and commercial space with a loft character and were able to let more than 60 per cent of the space to the Spanish cultural institute "Instituto Cervantes" even before completion: We opened the building together with the Spanish Crown Prince Felipe.

We raised the roof, but preserved the charm of the building by renovating the capped ceilings, the old windows and the curtain wall.

From 2001 to 2004, we took on another unusual task on behalf of Vivico Real Estate Management GmbH - and thus for the first time for an institutional property owner - when we revitalised the former Royal Railway Directorate (built 1892-95). Together with the architect, we succeeded in converting the basement of the approximately 25,000 square metre building on the Landwehr Canal into bright office space.

As a company, we have continued to develop since our foundation in 1994 - and our portfolio now includes new construction projects as well as historical buildings. Our first new-build project, a residential and commercial building on the corner of Bergstrasse and Schröderstrasse, was built in 2003 at the same time as the emergence of start-ups. Despite the economic crisis at the time, we were able to successfully sell the modern loft flats measuring up to 170 square metres.

And the development of new buildings continues - with the SHED project directly on the Neukölln shipping canal and HOHE NEUN in the Neue Ufer development area, both with LEED Gold certification, we are creating a new location for offices and commerce in Berlin-Neukölln, thereby strengthening the positive development that the district has undergone in recent years.

As an owner-managed group of companies, we have been able to help shape the German capital. We are proud to have realised more than 50 projects. With a total lettable area of around 400,000 square metres, assets under management of around EUR 500 million and more than 2,500 flats under management, we are one of the leading property service providers in the region.

We have managed to incorporate the experience we have gained as consultants into our own successful projects. And the hurdles of recent years have also had their positive side: in my view, the sector has become more professional - keyword due diligence.

However, we owe our success above all to our 24 employees. They develop, realise and manage high-quality projects in the commercial, residential and retirement property segments and advise private and institutional investors from Germany and abroad on the entire range of services, from acquisition, project development and letting to sales and management. Neukölln is a promising location for high-quality office property. Stefan Klingsöhr, Managing Director of the Klingsöhr Group, spoke to Heskel Nathaniel, founder and Managing Director of Trockland Management GmbH, about why this is the case in our new edition of the "Klingsöhr Podcast".

 

It turned out to be an exciting conversation, because the two have one thing in common: they develop property for one of the most exciting districts in the capital - Neukölln. For Nathaniel, one thing is clear: even though the district faces challenges, it offers an inspiring and authentic environment for new ideas.

 

The two fellow entrepreneurs talk about the positive experiences they have had there as project developers: In Neukölln, business development, administration and politics all pull together. No wonder, because everyone wants the district to continue to develop positively.

Under the headline "First building in Neukölln's SHED is occupied", Immobilien Zeitung reported on our first tenants moving into the SHED project on Neukölln's Schifffahrtskanal. A total of around 35,000 square metres of office and restaurant space is being built on the approximately 15,000 square metre site - and the ensemble is already more than 80 percent let.

The Klingsöhr Group was also mentioned in a report in the Tagesspiegel. In his article "Crisis in project developments in Berlin: Fifty major construction projects are on hold", the author Reinhart Bünger worries about the supply of sustainable office workspaces and quotes Managing Director Stefan Klingsöhr: "The main driver for the demand for office and commercial space is jobs and jobs." It is also relevant that there are flats in the immediate vicinity of the projects. - It's good that we are creating an attractive offer with our high-quality office projects, even in popular districts such as Neukölln, where many young people from all over the world live.

High-quality office space is in demand - as shown by the interest in our two office projects in Berlin-Neukölln. We are delighted that we have already been able to hand over the first spaces in the SHED project - as well as new tenants in the HOHE NEUN project.

 

An overview of our most recently handed over rental space:

 

1KOMMA5°, CREDITSAFE and DATAGROUP / SHED

The first units were handed over in SHED. The start-up 1KOMMA5° has taken over 1,100 square metres in the building on Neukölln's Schifffahrtskanal. 1KOMMA5° is a CleanTech company from Hamburg that specialises in CO2-neutral energy systems and operates throughout Europe and Australia. The company has moved into the space on the ground floor, first floor and first floor of the LOFT building, the first of four buildings in the SHED project. A showroom and a technical centre have been set up on the ground floor.

The company Creditsafe has also taken over a 1,000 square metre space on the first floor of the main SHED building. Creditsafe is a global credit agency with 25 offices on three continents. The rental agreements with both companies were signed last year.

DATAGROUP, a provider of IT infrastructures and business applications, is moving into the third floor of SHED, taking around 1,500 square metres. They will share the space with NEW WORK STATION, a provider of flexible coworking space.

 

Engineering company / HOHE NEUN

In the HOHE NEUN project, we have let around 400 square metres of office space to an engineering company. The company is relocating within Berlin. Engel & Völkers Commercial Berlin acted as advisor and broker. The HOHE NEUN high-rise building comprises around 11,000 square metres of rental space spread over twelve floors. The brick building was certified with LEED Gold and fulfils the ESG standard. The office spaces, which can be individually designed and are flooded with daylight, are characterised by a spectacular view over Berlin, room heights of around three metres, terraces and state-of-the-art building technology.
