Hauptstr. 78–79
Office and commercial building in Berlin-Friedenau
In the 1930s, silent films flickered across the screen here, today the Roxy Palace is a place of lively communication. Klingsöhr and Silver Cloud Invest acquired the striking building located at Hauptstrasse 78/79 from a community of heirs in 2016 in an off-market deal. Built in 1929, the building with its former cinema, designed by the architect Martin Punitzer in the New Objectivity style, is a testimony to an eventful history and posed very special challenges for the restoration of the building in accordance with the regulations for listed buildings.
In compliance with the strict requirements of the Office for the Protection of Historical Monuments, we developed a comprehensive revitalization concept for the historic steel skeleton building. The building was almost completely gutted. Modern loft areas and roof-top terraces give the building a contemporary feel. The rental space was increased from approx. 4,000 m² to approx. 5,100 m².
